The R-3G, Multiple Family Residential Garden Apartment District was originally adopted in August 1968. This district was intended for medium density residential uses including single-family homes, two-family homes, and garden apartments. These structures were limited to a maximum height of 35 feet. The R-3G District was repealed in November 2009 with the adoption of a new zoning ordinance. At that time, properties zoned R-3G were intended to be rezoned to R-3, which was the most similar zoning district.
City staff were working on updates to the Public GIS map when they noticed that several properties in the community were still zoned R-3G. At this time, City staff is bringing these items to Planning Commission and City Council to correct this mistake. If not corrected, these properties would not be able to be developed on by property owners. This is intended to bring these properties into compliance with current zoning regulations to support any future plans of the property owners.
The Hastings City Planning Commission will hold a public hearing to consider an Ordinance to change the zoning and to amend the Official Zoning District Map for 39 properties in the City of Hastings from “R-3G, Multiple Family Residential Garden Apartment District” to “R-3, Multiple Family Residential District”.
Said matter will be held on the 17th day of June 2025 at 4:00 P.M., at the Hastings Municipal Airport, 3300 West 12th Street, Hastings, Nebraska, at which time all persons interested may be heard. The City of Hastings City Council will consider the case at a public hearing on Monday, July 14, 2025, at 6:00 p.m. Both meetings will be held in the Hastings Municipal Airport, 3300 West 12th Street, Hastings, Nebraska 68901.

The City of Hastings offers several ways for people to provide input on applications to the Hastings Planning Commission. Regardless of the method, all public input is considered, so people need to use only one method.

Your comment will be posted and publicly viewable as soon as you hit 'Submit'.
Please introduce yourself, your neighborhood, and your thoughts about this project. Example: Barbara Smith, Ward 1. The project is two blocks from my home and my children would have to walk past it every day on their way to school. Please consider adding sidewalks to this project.
Other ways to provide comment:
1 - Send an email to the Development Services Staff. Your email will be provided to the Planning Commission. To have your comments provided in the Planning Commission packet, your comments must be received by noon, Wednesday before the Planning Commission Meeting. Otherwise, your email must be received by 12:00 pm the day of the Planning Commission to be given to them at the meeting.
2 - Attend the meeting in person to give public input. The public hearing date, time, and meeting location is described above.

City and Hastings Utility staff are reviewing the application for conformance with zoning, subdivision regulations, and other City standards. This step includes the development of the staff report to the Planning Commission.

Public Notice will be provided through the Hastings Tribune and a required yard sign at the property. Property owners and adjacent property owners within 300 feet of the boundary of the property will also be sent a public notice letter from the city.
